Who publishes this site?

Daniel Weber, Commercial Real Estate Advisor, Texas real estate sales agent (TREC license 828133) sponsored by DFW Trinity Advisors LLC (SVN | Trinity Advisors, broker license 9004520). Not licensed in Washington; no Washington brokerage services are offered on this site.

He publishes this site as research only. He does not offer brokerage services in Washington, and nothing on this site is an offer to represent anyone in a Washington transaction. The Texas license details and notices are on the disclosures page.

How is the research done?

Every fact comes from a public source and is checked against that source's exact words before it appears here. The sources are primary: the City of Bellevue's website, Land Use Code, Comprehensive Plan and council and Planning Commission records; King County agencies such as the Department of Assessments, the Recorder's Office, Treasury Operations and Metro; Washington State agencies such as the Department of Revenue, the Department of Licensing, the Department of Transportation and the Office of Financial Management; Sound Transit; the Census Bureau and the Bureau of Labor Statistics; local history sources such as HistoryLink and the Eastside Heritage Center; and named brokerage research reports.

Figures such as population, land area, household income, business counts, employment, wages, unemployment and traffic counts are worked out again from the raw Census, Bureau of Labor Statistics, Office of Financial Management and Department of Transportation files, and the method is recorded. Each number appears as the source prints it, with its period and geography. Nothing is summed, averaged or projected.

Each fact has a dagger that links to its record on the sources page: publisher, date, web address and an archive copy where one exists. When two sources disagree, both are shown. When the research found nothing, the page says so and gives the month.

The area this site studies is the City of Bellevue. Each fact names the geography its source names: the city, King County, or a ZIP Code Tabulation Area. A county or ZIP figure is never presented as a city figure, and figures are never added together across them. Districts such as Downtown, BelRed and Wilburton are written as the City's own documents spell them.

What this site does not do

  • It does not list property for sale or lease, and no page stands for a specific listing.
  • It does not offer opinions of value, appraisals, or advice on a specific property.
  • It collects no names, email addresses or phone numbers from visitors, and its forms send nothing.
  • It does not recommend or refer visitors to any agent, broker or company.

How do you check a Washington license?

The Washington State Department of Licensing points you to its license lookup tool.† You can search it by name, license number, type of license or location.† The Department explains that in Washington, brokers perform brokerage services for real estate firms and are supervised by managing brokers. †

Washington uses the word "broker" as a license title, so nothing on this site should be read as saying the publisher holds any Washington license. He does not.

Next step

Before you hire anyone for a property in Bellevue, look up their license on the Washington State Department of Licensing license lookup. The publisher's Texas license can be checked on the TREC license holder search.
